Privacy Policy
For the Moda Homes app and modafinance.com
Effective September 22, 2026. Supersedes the previous version.
This Privacy Policy explains the information collected through the Moda Homes app, how we use it, and when we share it.
Our program records certain option information on a public blockchain. That record is permanent, publicly accessible, and cannot be deleted. Section 6 describes the information included in the record.
1. About Moda Finance

2. Information We Collect
Information You Provide
- Terms you model, including the home you view, the length of the term, and the amount you would pay upfront. We use this information to display estimated figures.
- Your option details, if you enter them, including price, rent, fees, and dates. We use these details to display your specific arrangement.
- Your wallet address, if you give us one.
- A notice that you intend to purchase your home, if you provide one, including the home, option, and time of notice.
Information About App Use
We collect information about the homes and terms viewed in the app to understand interest in particular communities and arrangements. This helps inform where we build and what we offer.
This browsing information is not associated with you. We do not attach a name, email address, internet address, or device identifier to it, and there is no app account to which it could be attached. It shows that someone viewed a home and set of terms, but does not identify that person.
We do not use this information to track you across other apps or websites or share it with others for that purpose.
Payments
If you pay an Option Fee through the app, Stripe processes the payment. Your card details are provided to Stripe and do not reach us. We receive the payment amount and date, payment status, and last four digits of the card.
Information We Do Not Collect or Use
- We do not sell information about you.
- We do not display advertising or allow others to advertise to you through the app.
- We do not track you across other apps or websites.
- We do not request your wallet recovery phrase or password. Moda personnel will not ask you to provide them.
3. How Information Practices Change During Your Experience
The information associated with your activities differs depending on whether you browse the app, tour a home, or sign an agreement with us.
When You Browse
App browsing activity is not associated with your identity. You do not need an account to browse, and we do not ask you to identify yourself or attempt to identify you through that activity.
We can see that a home and particular terms were viewed, but we do not identify the person who viewed them or maintain information that would later connect the activity to that person.
You may explore home costs and terms without providing your personal details.
When You Tour a Home
Some homes are available for self-guided tours using a door access code. Rently operates this service, verifies your identity, and places a temporary card hold under its own privacy policy. We do not receive your identity documents or card details.
We receive your name, contact information, and the home you toured. We use this information to maintain a record of visitors to our homes and to follow up about your visit.
If you speak with our team by video or another channel, we may request your permission to record the conversation for employee training. We will ask before recording. You may decline, and the conversation may continue without being recorded.
Touring a home does not create an option or an obligation to enter an agreement. We do not associate your tour information with the terms you modeled in the app.
When You Sign an Agreement
Once you sign an agreement, we maintain information that identifies you as a resident and relates to our contract with you. Your option, payments, and notices of intent to purchase are associated with you.
Signing an agreement is the point at which this association begins. Downloading the app, modeling terms, or entering an address does not itself create that association.
4. Where Information Is Stored and Shared
The following describes where information is stored and the service providers involved in the activities covered by this policy.
- Your device. Option terms and a wallet address that you enter are stored on your device. They are removed from the device when you delete them or delete the app.
- Our systems. We maintain information about homes and terms viewed without associating it with an individual. When you tour a home or become a resident, we also maintain the records associated with those activities, including tour information, notices, and payments.
- Rently processes information for self-guided tours under its privacy policy.
- Stripe processes payments under its privacy policy.
- A blockchain data provider processes requests when the app reads blockchain records, as described in Section 5.
We do not otherwise share your information, except as required by law or with the title company handling your closing, if applicable.
5. Connecting a Wallet
Connecting a wallet involves sharing information with third-party services.
When the app retrieves your option information, it requests records associated with your wallet address from a blockchain data provider, currently Alchemy. Alchemy receives your wallet address and the internet address used for the connection. It does not receive your name through that request, and the request is not sent to us.
If you connect MetaMask, to see your option or to sign a transaction, MetaMask processes that connection under its own privacy policy. When you open My Options, the app contacts MetaMask's connection service to reopen a connection you have saved. We do not receive your recovery phrase, password, or private keys.
You can use the app without connecting a wallet, except that you will not be able to view your own blockchain record through the app.
6. Public Blockchain Record
When Moda issues your option, we record information about it on the Ethereum blockchain. This allows your lender and title company to verify information about what you have earned.
The following information is public, permanent, and cannot be deleted or changed by us or anyone else:
- The address of the home.
- Your purchase price, your rent, your Option Fee, and your Rental Rewards rate.
- Every date on your Schedule.
- Each month recorded as paid on time, and what you earned.
- Your wallet address, once your option is recorded to it.
Your name, email address, phone number, and signature are not included in the blockchain record. The record includes a wallet address and option terms.
A wallet address may be linked to your identity if someone learns that it belongs to you. That person could then view the information listed above and other activity associated with that address on the blockchain.
You may choose to use a wallet created specifically for this purpose instead of one you use for other transactions. We can assist you with either choice.
We also record a cryptographic fingerprint derived from your signed agreement. It identifies the agreement associated with your option, but does not contain the agreement or allow someone to read it from the fingerprint.
7. Retention
- Information stored on your device remains there until you delete it or delete the app.
- We retain information about homes and terms viewed for as long as it helps inform where we build and what we offer. Because this information is not associated with an individual, we cannot identify and remove an individual browsing record on request.
- If you tour a home without signing an agreement, we retain your tour information for as long as needed to follow up about the visit.
- We retain resident records while you are a resident and afterward for as long as our recordkeeping needs and applicable law require.
- Information recorded on the blockchain remains there permanently and cannot be removed by us.
8. Your Choices and Rights
The app does not require an account, login, or password.
- You can use the app without entering a wallet address.
- You can remove information you entered in the app using the app.
- You can request access to, correction of, or deletion of information we hold about you by contacting privacy@modahomes.com.
- If applicable state privacy law provides additional rights, you may exercise those rights by contacting us at the same address.
We cannot remove information recorded on the blockchain because the record is permanent.
9. Children
The app is not intended for anyone under 18, and we do not knowingly collect information from children. If you believe a child has provided us with information, please contact us so we can remove it.
10. Changes to This Policy
If we change this policy, we will post a new version with an updated effective date. If a change involves information newly leaving your device or being shared with a new recipient, we will notify residents directly.
